MyTOWN Shopping Centre is owned by Boustead Ikano Sdn Bhd. A GFA of 163,855 m2 of shopping centre consists of five levels of retail, F&B, leisure and entertainment with a 13-halls cinema complex. A destination for leisure and social meetings, features a landscaped Town Park and with step seating, semi-covered event pavilion, landscaped outdoor park, international dining at an alfresco dining terrace, children’s play area.

MyTOWN Shopping Centre is situated strategically within the city centre and is accessible via major highways including a direct access ramp to and from the Maju Expressway (MEX). Public commuters can also take advantage of the direct access underground tunnel from Cochrane MRT station to MyTOWN.

Surrounded by the green features in MyTOWN Shopping Centre is energy efficient air- conditioning system, automatic demand controls to regulate lightings, fresh air, carbon monoxide levels in carpark areas and water usage. Solar panels are installed on rooftop which is able to offset 1.45% of total building energy consumption. Water conservative approaches are adopted such as harvesting rainwater for irrigation of landscape and water efficient fittings.

This project achieved Silver Rating in 2019 and has successfully maintained the rating in 2022. received Certificate Appreciation from SW CORP Kuala Lumpur in 2022 for best practices of solid waste management of commercial building category. Besides, MyTOWN has also been given a 5 Star Rating Award (STAR-CII) by the government agency SWCorp Malaysia for the Best Solid Waste Management Practices, in the Commercial Category, Peringkat Kebangsaan of Year 2022.

This is in lieu with the government regulations of Solid Waste & Public Cleansing Management Act 672. This recognition is given due to the team collective initiatives in the Recycling & Buy Back Centre, together with our Sustainable Corner in collaboration with marketing initiative on Kloth Cares & Salvation Army.

Passive Design Concept

Orientation of Building & Facade Materials
MyTown Shopping Centre building has North orientation which is beneficial in ensuring passive lighting and ventilation utilisation.

Window to Wall Ratio of 17%
The façade of this building was created to portray such a simple style in alignment with the goal of an environmentally sustainable design. Several design techniques underneath are used to minimise heat gain into the internal building.

Physically evaluated from the picture above, the ratio of the window to wall is relatively low, as not much windows are observed. By calculation, the WWR value is 17%. The typical wall used in this building and the respective U-value is tabulated in table below.

Daylighting

As depicted in the figure above, the provision of glass canopy with the SC value of 0.87 allows natural lighting to enters the internal building and naturally lit the interior with the support of LED. This building feature allows minimization of artificial lighting during the day, which effectively increase energy efficiency and savings.

As MyTOWN is a commercial building, it is considered that all operational area is fully mechanically ventilated using chilled water system, except for the carparks. The GFA is 163,855 m2.

Renewable Energy

Sustainability often times gets associated with renewable energy as they posed low environmental imapact and naturally replenished. One of the commonly utilised nowadays is solar energy. MyTown installed 1,508 solar PV modules with capacity of 418.4 kWp in its development, which is located at the 7th floor to cater for the solar energy harvesting. In 2021, the PV system has generated 508,730 kWh of energy which has offset up to 1.59% of total building energy consumption, equivalent to RM 186k of MyTOWN’s monthly electricity bills. However, the performance has dropped last year as there is inverter faulty found which will be replaced in this year. Averagely, MyTown generates about 494 MWh / year of renewable energy on site.

Water Efficiency

Provision of water-efficient fittings
Several water fittings including water closet, hand bidet, basin tap, sink tap, bip tap, and sensor tap as shown in the table below have “Excellent” rating of Water Efficiency Labelling Scheme (WELS) flowrate test and dual-flush valves for water closet are installed instead of single flush valves. Dual-flush, in which it can provide half-flush using sensor and full-flush option if the flush button is manually pressed. This can save up more water as compared to single flush as single-flush will always use the equivalent of a full flush. By using these water efficient water fittings, 61.49% of potable water consumption reduction can be achieved.

Use of non-potable water for irrigation
MyTown is not using any potable water for the irrigation purposes. Several strategies are implemented to reduce the potable water consumption and to ensure great efficiency in water usage. This is based on several measures including:

  1. Selection of native or adaptive plants that require minimal water
  2. Usage of efficient drip irrigation system
  3. Usage of rainwater harvesting system

Based on the aforementioned measures, the landscape at MyTown is fully reliance on the rainwater for its irrigation.

Rainwater harvesting & percentage in reduction of potable water consumption
As previously mentioned, MyTown utilizes rainwater at the development for landscape irrigation through the installation of Rainwater Harvesting Tank (RWHT). Therefore, a certain design for this system is carefully done based on detailed calculation concluded below.

Although the potable water consumption is only reduced by 1.60%, however, the rainwater harvested is still able to cater for the landscape irrigation requirements.

Greenery

Provision of Vegetated Open Space
Shown in the calculation below, the local zoning’s open space requirement of the project is 5,889.8 sqm, while the vegetated open space provided within the project boundary is 9,396.6 sqm. This shows then this value exceeded the requirement by more than 25%.

Provision of recycling facilities

Storage, collection and disposal
In order to enhance the waste management system during the construction period, several bins are placed within the building with its own function including the general waste bin, five storage bins for collection of non-hazardous material for recycling will be provided at designated places. These recycling bins are meant for steel waste, aluminium waste, paper/plastic waste, wood waste, and concrete waste.

Moreover, during the occupancy period, small recycle waste bins has been provided at the lift lobbies, entrances, and near the escalators to collect different recyclable waste such as paper and plastic. Furthermore, for better manoeuvring, the main refuse room is design in a way to provide great access for the recyclables-collecting vehicle. MyTown also has a very effective recycling system for tenants in the mall. All tenants are required to sell recycled waste to the main recycling centre (Buy-back Cetre), where recyclables are appropriately handled. Averagely about 20% to 30% of outgoing waste is diverted from landfill to recycling facilities every month.

CO2 sensors

MyTown is equipped with CO2 integrated ventilation system to maintain CO2 level below 1,000 ppm. This includes CO2 monitoring and control feature (sensors) installed into all the 75 AHU (Air Handling Unit)’s available at the development as shown in the figure below.
